RENT How much? When is it due? How much is the deposit and when is it returnable? Rent can vary wildly depending on area / facilities / property / landlord, but expect to pay around £35 to £60 per person, per week for shared houses, £70+ for decent studios / flats. When you move in, you will probably be asked for one to two months rent in advance plus a deposit. This deposit is usually the equivalent of an additional months rent. Ask for a receipt. In many cases, houses are rented as a whole, not per room, so if someone moves out, you may be responsible for their rent until the room is filled. BILLS Are the electric and gas bills included? How about water rates and Council Tax? APPLIANCES Are the appliances (water heaters, fires, cooker etc.) in good condition and serviced regularly? Every year students are killed or injured due to faulty appliances, and badly fitted gas fires. Landlords are required by law to have appliances serviced, and must be able to provide a Corgi safety certificate. SAFETY Are there smoke detectors / fire doors? Are the windows and doors secure? How are the locks? FURNITURE, HEATING & ROOMS Is there enough furniture in each room? (bed, desk, chair, wardrobe and chest of drawers). Are these in good condition, along with the carpet and curtains? Is there sufficient heating in each living area? Do all the windows open and close? KITCHEN & BATHROOM Is the kitchen big enough? Are the cooker and fridge okay? A Also check the plumbing in the kitchen and bathroom ... are the bath / shower and toilet in working order? Is there an electric fire over the bath? PESTS Are there any signs of unwelcome visitors? Check for slug trails, mouse droppings, chewed carpet or other material, insects. REPAIRS What condition is the house in? Does it need decorating, and if so, whose responsibility is this? Are the walls damp? Check for mould and stains on the wallpaper (check walls behind wardrobes and chests of drawers). Also do check the outside of the property - notice if drains are clear and the state of the woodwork and roof etc and if possible, look in the loft - it's a bad sign if you can see daylight up there.
